Is COBS Homes a builder or a lender?
We are neither. COBS Homes is an owner-builder support services company.
COBS services its customers with an A-B-C process.

A - Apply.
Answers, Assistance, Advice, Applications, Analysis, and Amount you qualify for.

B - Build your house on paper.
Building lot, Blue prints, Building Department requirements, Bids, and the Budget for construction

C - Construction
Confirm your materials and budget, Close on the loan, Construction support (materials, scheduling, deliveries, and technical support)

Do I have to own land to qualify for the COBS Homes program?
No. The program allows you to finance 100% of the total construction cost including land.

What services are provided by COBS Homes?
COBS Homes provides many services to our customers including: providing access to 100% owner-builder, construction-to-permanent financing to qualified customers, blue prints and minor plan modifications, assistance with procuring a building lot, defining building department requirements, developing accurate construction budgets and the purchasing, scheduling and delivery of your primary building materials.

How do I know if I am qualified from a financial standpoint?
If you have good credit and a combined gross family income of $50,000 a year or more (depending upon regional costs such as land prices and labor costs) you may be qualified for the program.

Do I have to have perfect credit?
No, but your credit must be good and you cannot have late payments within the last 12 months

How do I get qualified?
Simply fill out a prequalification form on our website. There is no cost for this service.

How much does a new home cost?
The total cost to complete your new home is based on many factors that are specific to your particular project. Part of the service we provide is helping you figure out the best home to fit your needs and budget. As an Owner-Builder you can control many of the factors that determine the total cost.

How much money can I save acting as an owner-builder?
It depends on many factors. Every construction project is different so there is no predetermined dollar value to your savings. However, COBS Homes and our Lenders will not consider a project viable unless our customer has at least a 90% Loan To Value ratio. Simply put, you should save at least ten percent and in most cases much more.

How does COBS Homes make money?
We charge a fee for our services. The fee can vary but is based upon the total scope and size of the project. Bottom line - When you complete the process of B - Building Your House On Paper, you should have defined all of your costs, such as building costs, land costs, loan fees, and COBS service fee.

How many home plans does COBS Homes have available?
We have access to over 10,000 home plans.

Can I use my own home plans?
In most cases, yes. You will be asked to send a copy to COBS Homes for review. Any deviations from the standard specifications of a COBS Homes package will be reflected in your package price.

What materials do I have to purchase from COBS?
The COBS Homes material and services package includes primary building materials such as lumber, plywood, sheathing, trusses (roof and floor if applicable), roofing materials, doors (interior and exterior), windows, garage doors, exterior siding, exterior and interior trim, insulation, drywall, interior millwork, kitchen cabinets and bathroom vanities and appliances. COBS can also purchase for you many finish and décor items to complete your home. Regardless of who purchases the materials, all materials must be budgeted for. There are many advantages to using COBS Homes purchasing power and national credit facilities.

COBS Homes can service every state in the U.S.

How long will it take to build the home?
The average owner-builder completes their home in about 10 months. However, our primary lenders offers nine or twelve month construction loans.

Do I need a general contractor?
In most every state in the country it is not required to have a General Contractor involved in the building of a new home. You can be your own General Contractor with the COBS program.

Can I do some work on my own construction project?
Yes, if you are qualified and have experience in a trade (or trades) you can participate in the construction process and build "sweat equity."

How do I know if I have what it takes to be a Project Manager/Owner-Builder?
Ask yourself the following questions:
- Are your organized and can you manage multiple activities at once?
- Do you have the time to devote?
- Do you have the skills to participate?
- Will doing it yourself cause your work, marriage, or other major responsibilities to suffer?
- Are you realistic about the work involved, the costs, and what you can afford?
- Can you handle change and rescheduling?
If you can give yourself satisfactory answers to these questions then you should consider being an owner-builder.

Can COBS Homes make changes to my plans if I already own plans?
Probably not. Unless your plans are in an electronic format such as AutoCAD (DWG, DXF) or SoftPlan we cannot make changes to preexisting plans.

Can I make changes to the COBS Homes plans?
It is possible to make modifications to our home plans but it may involve additional costs.

What are the square footage ranges of the COBS Homes home plans?
COBS Homes has home plans from 1200 square feet to over 5000 square feet.

Why do construction projects fail?
- Costs are under estimated and budgeted
- Excessive changes late in the game and lack of budget control
- Excessive land development and foundation costs
- Lack of organization and control
- Legal complications due to careless business transactions, such as early payment for uncompleted work, no working contract, and excessive changes
- Conflicts arise with partner or work
